Lakeside Design & Build Inc. will be your primary resource for all matters pertaining to the planning, design and construction of your project. Lakeside will provide custom designed and stamped drawings, obtain the required permits and approvals and will act as your agent and advocate at any committee of adjustment hearings. We provide full service design through construction services.
Lakeside would be pleased to discuss your vision of your custom home, cottage or boathouse. In our initial discussion we will discuss your vision for your site and your new custom design. For example, do you want to add onto your existing cottage, do you want to knock down and rebuild your home or cottage? What style do you prefer – modern, traditional or contemporary? How you use the site now and what do you desire in your new custom or addition.
In preparation for our meeting, James will review your survey and discuss building and site requirements with the applicable Municipal and Conservation Authority Office. James meets his clients in their home, cottage or on site to further discuss the site characteristics including the site orientation, lake and road access, shade and sun conditions as well as weather patterns. Often, James will come a few times to the site and walk and take photos and measurements of the site to get a true understanding of the site and its unique characteristics.
In preparing the first initial design, James will visit the site, mark setbacks and key views and take videos of the site to help inform the design process. James will then work on an initial design. This design will be reworked and redesigned to meet the client’s needs and desires. Often when the design is completed, James will create 3D images as well as a simple basswood model of the cottage to ensure that the client has a complete understanding of the proposed layout, scale and look of the design. Working in model is an old concept but one that has great benefits in terms of the client gaining a full understanding and appreciation of the proposed design.
The final approved preliminary design drawings will include scaled floor plans including room names and sizes with furniture, plumbing fixtures, appliances, door and window sizes and locations as well as the location of any specialty features such as fireplaces and staircases. The elevations will illustrate proposed building height and shape. The drawings can also denote the siding material, window and doors and roofing material. Permit Drawings will then be prepared and will be used to obtain a construction and or building permit under the Ontario Building Code.
Lakeside Design & Build Inc. will provide a detailed cost summary of your approved design as well as provide a timeline for the construction of your project. Often, half load restrictions on cottage roads or winter weather conditions provide a short building season that needs to be carefully planned to maximize costs, time and resources.
Lakeside Design & Build Inc. will construct your home, cottage or boathouse. Lakeside employs an experienced, trained and insured crew of carpenters and builders. Lakeside Design & Build Inc. also has a roster of surveyors, roofers, concrete installers as well as window and door, siding and railing manufacturers. Lakeside has worked with many local builders, manufacturers and installers and will provide you with referrals and competitive bids on all your construction specifications.
Lakeside Design & Build Inc. will provide thorough project and construction management services. Lakeside will instruct and manage the build crew, work closely with the master carpenter and have weekly site visits to keep the progress on track and keep the owner informed of the build progress. Lakeside will meet with building inspectors at the time of any inspections and conduct site meetings.
